Strata cleaning in the northern suburbs runs from Brunswick, Fitzroy North and Northcote up through Coburg, Thornbury, Preston and Reservoir to Bundoora and Epping, and west to Essendon, Moonee Ponds, Ascot Vale and Pascoe Vale. Footscray and the inner west are served from the same rounds.

The inner north and the outer corridor have little in common apart from direction. Brunswick and Northcote mix new apartments with older flats and terrace conversions; Epping and the estates around it are almost entirely new townhouses and houses. The walk-through, not the postcode, decides the plan.

Rounds here follow the tram and train lines, because that is where the apartment buildings are. A crew working along Sydney Road can reach several buildings within walking distance of each other, which keeps visits punctual and relief cover quick.

What does the north's building stock look like?

Mostly buildings from the last fifteen years or so: four- to ten-storey apartment blocks on main roads, mixed-use buildings with shops or cafes at street level, and townhouse estates on the growth corridor. Older walk-ups exist too, but the new stock sets the tone.

New estates, new owners

Rows of townhouses sharing driveways, bin enclosures and small garden strips, often under a first committee.

Newer buildings bring newer finishes: engineered timber in lobbies, large-format porcelain tiles, painted plasterboard corridors and matte black fittings. Each marks easily with the wrong product. A cleaner who uses one spray for everything will leave streaks on the porcelain and dull the timber within months.

Bike storage deserves its own mention. Buildings near the bike paths along Merri Creek and the Upfield line often have bike rooms bigger than their carparks. Tyres bring in grit and mud, abandoned bikes pile up, and the floor rarely gets attention. We sweep and mop it on the monthly round and photograph bikes that look abandoned so the committee can run a tagging process.

Rooftop gardens and shared terraces are common in newer northern blocks. They are lovely in summer and easy to forget in winter, when leaves block the drains and furniture grows mould. A monthly check keeps them ready for the first warm weekend.

Nearby construction is a fact of life. With so much building going on along the corridors, dust drifts into entries and settles on glass and ledges, and trades working on neighbouring sites sometimes use the footpath outside. Entry glass and mats need more frequent attention here than the size of the building suggests.

Essendon's mixed-use buildings raise a practical question early: who cleans the rear lane behind the shops? It is often common property shared by the retail and residential lots, and it collects cardboard, grease and cigarette butts. It appears separately on our quote, leaving the committee free to agree how the cost is divided.

In the Epping corridor, the list looks more like the south-east: driveways, bin enclosures, letterbox banks and a few planted strips. Visits are less frequent, and gutter cleans matter less on new roofs than on older ones, although new estates with young trees catch up within a few years.

04First committees

How do we help new buildings and first committees?

By starting with a clear, modest scope and a record of the building's condition. New committees often inherit a cleaning arrangement from the developer's first year. We walk the building, photograph what we find and suggest a scope that matches how the building is actually used.

Cracks, leaks and faulty doors in a young building often belong to the builder; we photograph them for the manager instead of touching them.

Plain-English quotes

First-time committee members get a quote they can understand without a strata background.

Most new apartment buildings here have enough lots to fall into tiers 1 to 3, which means the owners must elect a committee at the annual general meeting. For many owners that first AGM is their introduction to running a building, and the cleaning contract is one of the first decisions on the table.

That last point matters. Many first committees in the north are young owners, busy with jobs and families, meeting for the first time as a body. They need a contractor who explains the choices briefly and then gets on with it, reporting in a way that takes two minutes to read.

05Quote details

What should a northern scheme include in its enquiry?

The address or suburb, lot count, storeys and lifts, whether there is retail at street level, and how old the building is. If a developer-arranged contract is ending, include the end date. We inspect, then return an itemised quote with any retail areas priced separately.

The inner and middle north are fully covered, from Brunswick and Northcote to Reservoir and Bundoora, plus Essendon, Moonee Ponds and the Epping corridor. The far north, around Craigieburn and Mernda, is assessed building by building so we only commit to visits we can keep.
How soon can you take over from the developer's cleaner?
Usually from the day the developer's arrangement ends. We inspect within about a week of your enquiry, quote the next working day, and once the committee approves, plan the handover so the building is never left without cleaning in between.
Is our building near your existing northern work?
