02Why strata only

Why do we clean only strata schemes?

Because strata work has its own rules, and doing it well means knowing them. Committees approve contracts, levies pay for them, residents live on site while we work, and every decision passes through an owners corporation. A specialist fits into that system; a general cleaner has to learn it on your building.

Office cleaners are used to empty buildings at night and a single client who decides everything. Strata is the opposite. How are our crews checked and assigned?

Every crew member has a current national police check and an on-site induction before working alone. Each crew covers a cluster of nearby buildings, which means your building sees the same faces week after week, and a named supervisor who knows the site checks their work and covers leave with inducted relief staff.

In the example, crew A covers three nearby schemes every week. When a crew member is on leave, relief crew B, who has already been inducted at that building, steps in for the week. Residents see familiar faces, and the checklist does not get relearned every month.

Training is practical and site-based. A new starter spends their first weeks paired with one of our longer-serving cleaners before taking a round of their own, learning how we handle wet floors around residents, which products suit stone, timber and stainless steel, and how to photograph an area so the report is actually useful.

We keep a signed register of every key and fob issued to us, never label keys with a building address, and return everything at the end of a contract against the same register. Where a building has an asbestos register or specific site rules, we follow them and ask for them at induction.

How do we speak the committee's language?

We use the same terms as your plan of subdivision and your manager, write quotes in a layout a committee can approve in one resolution, and time them around the AGM. That fluency saves committee time and avoids the misunderstandings that come from a cleaner calling everything "the complex".

How do you start working with us?

Tell us about the building and when the committee meets. We inspect the site with a committee member or the manager, then send a written scope and fixed price with our insurance attached. If it suits, the first visit is booked for the day after your current contract ends.

We are happy to meet the committee in person, at a meeting or on site, if that helps members decide. Most questions are about the same few things: who will be cleaning, what happens when someone is sick, and how problems are reported. We would rather answer them face to face than leave them to a brochure.

Yes. Everyone who works on your site, including relief staff, has a current national police check before they start. Because our cleaners carry keys and fobs to people's homes, we treat the check as a minimum, alongside a supervised induction at each building.
Are you insured for common property?
Yes. We hold public liability insurance that covers our work in common areas such as lobbies, stairs, carparks and grounds, plus WorkCover for our staff. You will see the certificate of currency attached to our quote, and we resend it automatically each time the policy is renewed.
Do the same cleaners come each week?
Yes, as far as leave and illness allow. Crews are assigned to a small group of nearby schemes, so the same people clean your building week after week. When someone is away, a relief cleaner who has already been inducted at your site covers the visit.
