What does strata cleaning in Melbourne actually cover?

Strata cleaning in Melbourne is the routine cleaning of a scheme's common property: the foyers, lifts, stairs, corridors, paths, driveways and shared rooms that no single owner holds. It is paid from owners corporation levies and instructed by the committee or its manager.

Consumer Affairs Victoria describes common property as the parts of the land, buildings and airspace that are not lots on the plan of subdivision, and lists gardens, passages, walls, pathways, driveways, stairs, lifts, foyers and fences as typical examples. Lot owners own it together as tenants in common, which is why the cleaning bill lands on the owners corporation rather than on one resident.

What sits inside a lot, including the floor coverings and fixtures, normally belongs to that owner. We clean the shared parts and leave private apartments, townhouses and storage cages alone unless an owner books us separately. Balconies and some windows fall into a grey area that each plan of subdivision settles differently, so we check yours before we quote. 03Less admin

Why do committees move to one contractor, one invoice and one report?

Because every extra contractor brings another quote to compare, another insurance certificate to file, another set of keys to track and another invoice to approve. Putting every common-property scope with one contractor turns that into one contract, one monthly invoice and one report a committee member can read in five minutes.

The savings go beyond paperwork. When the gutter contractor, the pressure cleaner and the regular cleaner are three different businesses, the gaps between them become nobody's job. Leaves come out of the gutter and end up on the path. The carpet gets extracted a week before the pressure cleaner tracks grit through the foyer. With one contractor, the calendar is written once and each job is booked in an order that makes sense.

Outside our contract

We do not do licensed trade work. Plumbing, electrical faults beyond a globe change, lift servicing, pool water chemistry and fire equipment testing belong with licensed trades. When our crew finds one of those problems, it goes to your manager as a photo and a note on the same day, so the right trade can be booked.

How do we clean residential apartment and townhouse schemes?

Apartment buildings need frequent indoor work on lobbies, lifts, corridors and stairs. Townhouse schemes need less frequent outdoor work on driveways, letterbox banks, bin bays and gutters. We scope each one from a walk-through of the actual site, not a price per lot pulled from a spreadsheet.

Apartment buildings

Traffic is concentrated, so small misses show quickly. A lift car with a smeared mirror or a fire stair with a week of grit on the landings says more about a building than its facade does. Visit frequency rises with the number of lots and lifts.

Townhouse and villa schemes

There is often no foyer at all, so the common property is outside: the driveway, visitor spaces, letterboxes, bin bay, fences and the gutters over shared roofs. Fortnightly or monthly visits are common, with periodic work booked around the seasons.

05Shared addresses

What changes when the strata is commercial or mixed-use?

Commercial and mixed-use strata add trading hours, tenant traffic and shared amenities to the usual common property. Cleaning has to finish before shops open and offices fill, amenities need daily attention, and costs often split between the commercial and residential owners.

    Shared toilets and tea points in office strata are cleaned and restocked daily.

  4. More than one owners corporation

    Bigger sites often have one owners corporation for the whole site and another for a residential or retail section. We invoice each for its own areas.

06Whole property

Can one crew handle windows, gutters, pressure cleaning and carpets as well?

Yes, and running them from the same contract is where most schemes save the most time. Periodic jobs are booked into the cleaning calendar, so gutters happen before winter rain, pressure cleaning follows the gutter clean and carpets are extracted after the dusty outside work is finished.

Entry glass is part of the routine visit. Facade windows, walkway balustrades and skylights are booked quarterly or twice a year, depending on salt, dust and how exposed the building is.

Roofs and gutters

Blocked box gutters are one of the most common ways storm water ends up inside an apartment building. Two cleans a year suits most schemes; buildings under gums or plane trees may need three.

Driveways, paths and courtyards are done as a single booking with the runoff managed. Moss on shaded paths is the item committees most often raise, because it becomes a slip risk once it is wet.

What does strata cleaning cost in Melbourne?

Strata cleaning cost depends on the size of the common property, how often it is cleaned and which periodic jobs are added, not on the number of lots alone. Most schemes pay a fixed monthly fee for routine visits and a set price for each periodic job booked in the year.

Labour is the largest part of any cleaning price. Minimum pay rates, penalty rates and allowances for cleaners come from the Cleaning Services Award 2020, so the hours a job needs, and when those hours fall, drive the figure more than anything else.

Two 40-lot schemes can be priced very differently. One has a single lift, a small foyer and an open-air bin bay. The other has two lifts, four basement levels and carpet on every corridor. A quote well below the others is worth a question. It usually means fewer hours on site than the checklist needs, which shows up as missed areas within months. Ask every contractor how many hours per visit their price assumes.

What compliance paperwork can your committee minute?

Before a committee signs, it should hold a current certificate of currency for public liability, proof of WorkCover registration, police checks for the crew and a safe work method statement for any work at height. We send all of it with the quote so it can be tabled at the same meeting.

What does strata cleaning include?
Strata cleaning includes the regular cleaning of shared areas such as foyers, lifts, stairwells, corridors, bin rooms and carparks. Most schemes also add periodic work, for example gutters, external windows, pressure cleaning and carpet extraction, booked a few times a year.
Is strata the same as owners corporation cleaning?
Yes. Strata is the everyday word and owners corporation is the Victorian legal name for the body that owns the common property. Body corporate is the older term. All three describe the same job, and our contracts are signed with the owners corporation.
How much does strata cleaning cost per scheme?
It depends on floor area, lifts, basements, visit frequency and any periodic jobs, so we price each scheme after a site visit. Routine cleaning is normally billed monthly, and each gutter, window, carpet or pressure clean you add carries its own agreed price.
Can you handle windows, gutters and carpets too?
Yes. Glass, gutters, carpets and pressure cleaning can all sit on the same contract as the routine clean, each shown as its own line on the quote. Taller facades beyond pole reach are done with licensed height-access partners under our supervision.
Do you work with strata managers directly?
Yes, and most of our larger schemes come through their manager. We take instructions from the manager, report to them after each visit and copy the committee chair if asked. Portfolio managers can send a whole building list in one go.
How often should common areas be cleaned?
A small townhouse scheme may only need a fortnightly or monthly visit, while a tower with over 100 lots often needs someone on site daily. Most mid-size apartment buildings settle on one to three visits a week, reviewed after the first three months.
