Grouping by building type rather than by council area also makes each region page more useful. A committee in a Bayside interwar block has more in common with a block in Elwood than with a new tower in the same council, so the pages describe the buildings rather than the boundaries.
Scheme sizes vary as much within a region as between them. Victoria's owners corporations range from two-lot subdivisions to buildings with well over a hundred lots, and each tier has different rules on committees and managers. A Bayside street can hold a four-flat interwar block next to a new sixty-lot building, so we price the building, never the postcode.

It is tower work: several lifts, a building manager on site, retail at street level and basements several floors deep. Cleaning runs to tight time windows around residents, tenants and deliveries, often daily, with strict access rules.
Many towers also have separate owners corporations for the residential floors and the podium, so one visit may serve two or three clients, each with its own report and invoice.

03East
Hawthorn · Kew · Camberwell · Box Hill · Doncaster · Ringwood
Mostly stairwell-heavy cleaning. Many buildings are brick walk-ups from the 1960s to 80s with no lift, a shared laundry and a bin area out the back, while newer mid-rise blocks cluster around train stations such as Box Hill.
Committees here are often long-standing owners who know their building well and notice small changes quickly. Clear reporting matters to them more than anything glossy.

04Bay
St Kilda · Elwood · Elsternwick · Brighton · Hampton · Sandringham
Salt air and sand change the priorities. Glass and metal dull faster near the water, sand is tracked into entries after summer weekends, and many blocks are older low-rise flats with tiled stairs and no lift.
Summer changes the workload noticeably, with more foot traffic, more sand and more rubbish in bin areas. Some schemes add an extra visit from December to February and drop it again in autumn.

05South-east

Outdoor work, mostly. Townhouse and villa groups here share long driveways, letterbox banks and bin bays rather than foyers, so visits are fortnightly or monthly and gutters and driveway washes carry more weight.
Collection days drive the timing. Kerbside bins lined along a shared driveway need putting back and the bay tidying soon after the truck, so visits are often booked for the morning after.

06North

Newer apartment buildings dominate, many along tram and train corridors and built in the last fifteen years. They have lifts, carpeted corridors, basement carparks and busy parcel areas, and nearby construction adds dust to entries.
Parcel rooms in these buildings fill quickly, and cardboard and plastic wrapping pile up between bin nights. That is often the first complaint a new committee raises.

07Everywhere else
Very likely, if you are inside metropolitan Melbourne. The suburbs above are examples of where each region's schemes cluster, not a complete list. Enter your postcode on the enquiry form and we will reply with a yes or no, plus which crew round the building would join.
If you are unsure which region your building falls into, it does not matter. The regions are how we organise crews, not a boundary you need to fit. A building in Malvern, Ivanhoe or Mentone is covered just the same, and joins whichever round sits closest.
Rounds are the reason regions matter. A cleaner who visits four buildings within a few kilometres each morning arrives on time, spends the day cleaning rather than driving, and can cover a colleague's building on short notice. When a new scheme joins, we fit it into the nearest round, which is why we ask for the suburb first.
Footscray, Maribyrnong, Williamstown and nearby newer estates are handled from the city and northern rounds.
Newer estates on the city fringe are assessed case by case, depending on how close existing crews are.
Geelong, the Mornington Peninsula and regional towns are outside our area; we will say so plainly.
08Any scheme
The steps never change between regions: you describe the building and the work, we inspect it, and you receive an itemised, fixed quote. Region affects which crew looks after you, not the price structure or the standard of work.
What does change by region is the kind of work that tends to come up first. A CBD committee may ask about loading docks and freight lifts; a south-east townhouse group may only want the driveway and bins looked after. The walk-through picks up those differences, and the quote reflects them.
